Exploratory Dig, Why, When, How much...
An Exploratory Dig is performed when an underground metal anomaly consistent in size to an underground oil tank is located but an identifying feature is not present such as an oil tank vent pipe or an oil tank fill pipe.
The Exploratory Dig is ALWAYS done by hand, never by machine, leaving little footprint. We tunnel to the top of the underground metal anomaloy to confirm its identity. The customer will know with 100% certain wether or not an underground oil tank exists after an exploratory dig is performed.
The Exploratory Dig is a service that speeds up a real estate transaction in times of question or recomended further investigation. By conducting an exploratory dig the customer will know faster and more efficiently wether or not a tank exists than signing a tank removal contract and waiting the two week period for permits to be approved. In cases where that is done and no actual oil tank is found, much time has been wasted.
It is customary for the buyer and seller to come to an agreement where the buyer funds the dig with a stipulation that if an underground oil tank is discovered during an exploratory dig that the seller will reimburse the buyer for the cost of the dig and agree to remove the UST (underground storage tank)

What is an Oil Tank Sweep?
In NJ an oil tank sweep is an inspection that confirms the exists or non existence of an underground oil tank at the subject property. A Tank Sweep is conducted by a technician using subsurface evaluation detection equipment. Depending on the property and location different types of subsurface evaluators shall be used. The typical instrument at a typical oil tank sweep here in new jersey would be the magnetic locator. Not just any magnetic locator is permitted to be used on a tank sweep. Typically Underground storage tanks are burried anywhere from 2' to 5' on average and it is recommended that the subsurface evaluation detection equipment scan to a depth of atleast 7'. Our typical metallic locators used on everyday tank sweeps are set to accurately read to a depth of up to and including 10' beneath the ground surface.
The Tank Sweep also includes a visual inspection of the any structures on the property with close attention to detail being paid to any rooms or areas associated with heating sytems.
To finalize an oil tank sweep a report shall be issued to the customer detailing the inspection and all of its findings. Recommendations shall be made dependent upon the findings during the tank sweep.

An NJDEP Records search will provide the customer with the knowledge of the existence or non existence of documentation on file for the subject property at the new jersey department of environmental protection. The NJDEP houses files of reported, past, or existing contamination for any given property in the state of new jersey. In most cases Garden State will Review these files for our customers but we can not make it a custome to provide so with every sweep. Some property files are hundreds of pages long and with that knowledge in mind Garden state can promise to advise our customers upon request to the existence or non existence of paperwork on file with the NJDEP free of charge with every tank sweep. In Cases where we can it will also be our pleasure to review these files but we can not promise the review with every sweep.
No Tank does not mean No Contamination!
